The journey of house hunting can be both exhilarating and overwhelming. Whether you are a first-time buyer or a seasoned house hunter, there are a few tried and tested strategies that can help you navigate the real estate market with confidence.

“Buying a home is one of the biggest purchases a person can make, so you want to be sure to make the right choices throughout this process,” says Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa.

1. Be open to compromising
No home is ever going to be 100% perfect. Being willing to compromise is essential – especially for first-time buyers who are still learning what their money will actually afford them within the current market. Compromise is also an important aspect for couples who have differing ideas on what the house needs to offer. Being able to agree on the essential must-haves versus want-to-haves in a home is a crucial first step before starting the house hunting process. Keep the list of must-have items short and realistic and be open to compromise on any item that falls under the ‘want-to-have’ list.
2. Give every home a fair chance
Making viewing appointments for multiple properties is a must for anyone who is house hunting. Not only will this help buyers narrow down their search criteria, but you might just be surprised by how much you like the property once you see it in person. It often takes walking through a home to realize the property’s full potential. Apart from this, considering multiple properties can help to avoid getting overly attached to one particular house – you can never be certain that your offer will be accepted, so it is a good idea to keep your options open.
3.Work with a real estate professional
Listing portals make house hunting much more accessible to buyers, but you are losing out on so much value if you fail to involve a real estate agent right from the very beginning. Not only will a real estate agent bring a wealth of local knowledge, real estate expertise, and negotiation skills to a transaction, but they are also likely to be privy to new listings before they even hit the market. Breaking the stigma around employee monitoring
For many, the term “employee monitoring” conjures images of surveillance, distrust, and invasive oversight. This perception is outdated and misaligned with the evolving needs of modern workplaces.

 

According to Warren Bonheim, co-founder of WorkStatz, the award-winning business management software, monitoring isn’t about policing—it’s about supporting management.

 

“It’s about bolstering employee focus, enabling efficiency, and aligning individual efforts with organisational goals,” he says.

 

Modern businesses face a common challenge: how to keep employees focused on tasks that truly matter while minimising the distractions of administrative burdens and inefficient processes.

 

“Without tools to provide context on how time is spent, organisations do not have all the information they need to assess productivity,” Bonheim says. “Monitoring, when redefined as management, becomes a way to ensure employees and businesses alike stay on track.”

 

A shift from surveillance to support
By 2025, 70% of large employers are expected to adopt monitoring systems. This signals a critical shift in how businesses manage their workforces. Bonheim believes that we need to embrace a new definition of what these systems mean.
“Employee monitoring, when reframed as a tool for supporting management, emphasises empowerment over oversight,” he says. “This redefinition focuses on helping employees succeed.”

 

Employee Monitoring systems provide businesses with benefits like identifying inefficiencies, streamlining workflows, and providing actionable insights that guide performance improvement.

 

“It’s not about tracking every keystroke—it’s about understanding how time is spent and ensuring efforts align with meaningful outcomes,” he says.
Studies show that when monitoring is presented as a management tool and its purpose is clearly communicated, employees often adopt more organised and focused work patterns. They see these tools as allies in achieving their goals, rather than instruments of control.

 

Breaking the stigma
Despite its potential, “employee monitoring” remains a term steeped in scepticism. To change this, businesses must clearly articulate the value these tools bring. Transparency is essential. Employees need to understand that monitoring is not about invading privacy but about enabling success.

 

“For this shift to occur, companies must focus on meaningful metrics—measuring productivity and outcomes rather than resorting to intrusive methods like tracking personal data or video surveillance,” he adds. “The data collected should be used to support employee development, not as a punitive measure.”

 

Yet, monitoring systems come with challenges, mainly due to privacy concerns, fear of eroding employee trust, and concerns that monitoring will have the opposite effect of reducing productivity.

 

“Businesses must move beyond the traditional view of monitoring as a control mechanism and instead see it as a management tool that supports trust and productivity,” adds Bonheim. “Privacy boundaries must be respected. Monitoring should draw clear distinctions between work and personal activities, particularly in remote work settings. Legal compliance and robust data protection further ensure employees feel safe and supported.”

 

The new role of employee management in workplaces
As remote work becomes more prevalent, the employee monitoring market is set to grow significantly, reaching $12.3 billion by 2033. “This growth underscores the need for a redefinition,” he says. “When implemented thoughtfully, monitoring systems improve communication, reduce distractions, and empower employees to focus on work that drives results. They create a workplace where everyone can thrive.”

 

The term “employee monitoring” no longer fits the modern workplace. It needs a new definition that reflects its potential to enhance management, build trust, and support employees in achieving their best work. “By reframing the narrative, businesses can unlock the full potential of these tools, ensuring they are seen not as surveillance, but as enablers of success,” he concludes.

Disney’s “Mufasa: The Lion King” made its South African premiere at Ster-Kinekor IMAX Eastgate in Johannesburg, welcoming local voice talent from the film Dr. John Kani (“Rafiki”) and Kagiso Lediga (“Young Rafiki”), as well as a host of South African personalities, sports stars and more, to celebrate the upcoming release of the much-anticipated film in cinemas across the country on 20 December.

Over 1000 guests were treated to a host of special moments, including a rousing rendition of “I Always Wanted A Brother” (featured on the original motion picture soundtrack, releasing 13 December) performed by the student choir from Northcliff Primary School – winners of a public vote through radio 947 – immersive activations that kept guest entertained and a special screening of the film to end the night off on a high. The event was held in proud association with MTN and Nedbank.

Two-time Olympic open water swimming champion Sharon van Rouwendaal has confirmed her participation in this year’s aQuellé Midmar Mile which is set to take place at the famous KwaZulu-Natal dam from 6-9 February 2025.

Just five months ago the Dutch swimmer stood atop the Olympic podium for a second time, following up her gold medal in the 10km marathon swim at Rio 2016 and silver at Tokyo 2020 with another gold in Paris last August.
Now she’s headed to South Africa, not only to once again compete in the world’s largest open water swimming event, which she won in 2023, but also to share her knowledge and experience in a series of six coaching clinics across the country.

Apart from her Olympic heroics, the Dutch star has also claimed three open water world titles, including doubling up with gold medals in both the 5km and 10km events at last year’s World Championships in Doha.
Van Rouwendaal’s coaching clinics will take place in Johannesburg, Cape Town and at Midmar Dam itself between 24 January and 8 February.

The 31-year-old said her incredible experiences at the 2023 aQuellé Midmar Mile were what convinced her to return.

“I did the Midmar and I saw what a huge event it was so it made me say: ‘OK, I'm definitely coming back, this is definitely something I want to participate in again and be part of again,” she explained.

“The experience was really special, also because when you run out [at the finish] the vibes were incredible, everybody's cheering you on.

“I think it feels like a family event… somehow everybody wants to participate and that's why it's such a big event because it feels like coming together.”

Van Rouwendaal added that while she hopes that having the chance to swim with a two-time Olympic champion might motivate others to participate, she herself was inspired by swimmers she met at Midmar Dam two years ago, including double amputee Chad Gifford who has participated in the event over 10 times.

“Those are the people you will always remember talking to,” she said. “That he's so positive, he did the Midmar, so I hope to see people like that again… It had a big impact on me that this man was so positive and wanted to swim.”
Van Rouwendaal is also relishing the prospect of sharing her expertise with the swimmers who will attend her coaching clinics.

“Lately there are a lot of people who want to improve in open water and they ask me about stroke correction, so I try and improve their technique.

“In open water it's very important to do good buoy turns, and how you do your sighting, where do you look, how do you lift your head up, when do you lift your head up, and then there's a big part of drafting… so that's the stuff I teach.”

Meanwhile, after minimal training since the Paris Olympics, Van Rouwendaal believes she’s unlikely to record another victory in the elite women’s race, but with the aQuellé Midmar Mile spanning just 1.6km rather than the 10km she completed in the French capital, she’s sure to remain a massive threat come 9 February.

The Undaunted are a four-piece cover band specialising in well-known, up-tempo hits for any occasion. Through their music, they aim to get the crowd on the dance floor and having a good time.

The band consists of Evan Oosthuizen on guitar and vocals, Geoff Clark on lead guitar and vocals, Robbie Marais on drums and vocals, and Barry Hosford on bass and backing vocals. The band will be joined by the ever-rocking Martin Gee, and another special guest. Their tunes will get you on your feet and dancing – a perfect way to end the year on a festive note at MiTH!


7pm: The MMM Band

The MMM Band is a group of talented individuals who do more than provide great service and do excellent repairs; they know how to rock. It’s a common culture for them to have jams in the shop, and this time they’re bringing the jams to the people of MiTH.

Chilled, but deadly Aidan Compton will accompany the band on bass, keeping the vibes nice and steady. Taking on the drums for this performance is Javid Govender. Lastly on guitar, bass, vocals and… other, is Skippy Kubheka who will ensure that everyone has a great time, and sings along.
